UnitLAB Secures Pre-Series A Funding to Advance BIM-Based Modular Construction Solutions
South Korean startup UnitLAB, which develops customized modular construction solutions based on Building Information Modeling (BIM), has secured Pre-Series A investment from New Paradigm Investment.
UnitLAB provides an integrated platform that automates the entire process of modular construction, from planning to on-site execution, leveraging digital design technology. Its core products include the web-based personalized housing design service “UnitHaus“, the automated building solution “UnitBuild” for B2B and public markets, and the site-based development platform “UnitPoint”.

UnitHaus, UnitLAB’s flagship B2C product, overcomes the limitations of conventional modular housing by enabling hyper-personalized design. Consumers can directly design and order customized modular homes online. Through the web-based UnitMaker platform, users can tailor floor plans according to land conditions, budget, household composition, and lifestyle preferences, while accessing real-time cost estimates and seamless installation services within just a few weeks.
UnitLAB has developed a hyper-personalized design system by decomposing spaces into modules based on BIM data, enabling millions of possible floor plan variations. Its integrated system automates every stage—from design, production, and construction to cost estimation and materials procurement. Automated drawing generation and material quantity prediction prevent design errors, while significantly reducing both time and costs. This technological foundation simultaneously achieves the flexibility of custom design and the efficiency of mass production.
For B2B and public housing markets, UnitBuild automates processes from site analysis to detailed design, manufacturing, and installation. The solution optimizes building scale and improves construction efficiency, cutting project timelines by more than half.
Meanwhile, UnitPoint, a business development platform for large-scale residential projects, supports site analysis, profitability assessments, master planning, digital showrooms, and sales marketing—ultimately feeding into UnitHaus sales pipelines.

We believe these strengths will allow UnitLAB to secure a leading position and exceptional competitiveness in the modular construction sector.”
The domestic modular construction market is attracting attention as a solution to structural challenges such as aging demographics, labor shortages, and carbon reduction. According to the Ministry of Land, Infrastructure and Transport (MOLIT), Korea’s modular construction market is projected to grow from approximately USD 615 million(KRW 800 billion) in 2024 to USD 1.5 billion(KRW 2 trillion) by 2030. MOLIT also plans to supply more than 3,000 public rental modular housing units annually by 2030, underscoring active policy support.
In line with these trends, UnitLAB is expanding B2B project acquisitions—including the Jeju workation complex and Sacheon resort—while also pursuing a global export strategy by securing a production base in the Philippines.
