Housing & Healthcare Automation AI EliseAI Raises $350M at $4B Valuation

Housing and healthcare are the two largest expenses for American households. EliseAI wants to automate both at once, and it just raised $350 million in new funding at a $4 billion valuation to do it.

EliseAI has pushed the same strategy since it was founded in 2017: these are industries built on outdated systems, thin margins, and heavy regulation, where staff spend more time on administrative work than on the people they serve. In housing, EliseAI automates the full lifecycle of renting a home — leasing, resident services, maintenance, and renewals. Customers first adopted the platform to automate leasing and resident communications, but as its capabilities grew, they started handing it a broader range of operations. The latest step is Apollo, an agentic AI teammate EliseAI launched earlier this month that can perform any task on the platform and carry it through to completion, from leasing agents’ daily work up to executive-level decisions. In healthcare, a dedicated business unit serves specialty physician groups, automating the entire patient journey — from the first inbound call through referrals, scheduling, insurance verification, chart prep, and follow-up.

The growth numbers back up the pitch. When EliseAI raised a $250 million Series E last August, it said it powered about 10% of US apartments; this time, it says that figure has grown to one in six, or roughly 17%. Annual recurring revenue crossed $200 million this June, marking five straight years of year-over-year revenue doubling. More than 30 million Americans have interacted with EliseAI to date, according to the company.

Founders Minna Song, CEO, and Tony Stoyanov, CTO, met studying computer science in college and co-founded the company in 2017. Song studied computer science and engineering at MIT and worked as a software engineer at Microsoft and MIT Lincoln Laboratory; before EliseAI, she founded two resident-portal SaaS products for the housing industry, MyBuilding and ActiveBuilding.

The $350 million round was co-led by Andreessen Horowitz (a16z) and Bessemer Venture Partners, with participation from the Ontario Teachers’ Pension Plan, Sapphire Ventures, and Navitas Capital. Bessemer partner Sameer Dholakia joined EliseAI’s board as part of the financing. The capital will fund deeper automation of customer operations and grow EliseAI’s engineering, deployment, and sales teams, with San Francisco becoming a second engineering hub alongside its New York headquarters.

The Competition

Unlike EliseAI, which runs the same automation playbook across both housing and healthcare, most rivals stick to a single vertical. In housing, Zuma built an AI leasing agent aimed at mid-market operators — but it was recently acquired by property platform Venn for $50 million, ending its run as an independent company, a contrast to EliseAI’s climb past unicorn status with the large enterprise operators it serves. In healthcare, Assort Health automates phone intake for hospitals and clinics and raised a $50 million Series B at a $750 million valuation.
